Who we are

We started because
the marketing was an afterthought.

For most of the peninsula's history, an eight-figure home was sold the same way a starter condo was: a sign, a set of photographs taken at noon, and an open house on Sunday. The house did the work. That is fine in a market that only goes one direction, and expensive in every other one.

We built the firm around the opposite premise — that a home at this level is a campaign with a budget, a shot list, a buyer profile and a calendar. Then we wrote the campaign down so a seller could read it before signing anything, and so it would run the same way whether we were in the room or not.

We take a deliberately small number of listings a year. It is the only way the person you met at the listing presentation is still the person walking your buyer through the house.

The people

Three of us.
You will meet all three.

How we work

Four things we do not
negotiate on.

01
The same program, every time

A $2M house and a $20M house get the identical eighteen acts. The budget scales; the list does not shrink.

02
The work, not the résumé

We would rather hand you a work order than a brag sheet. Everything we do to a home is written down before you sign.

03
Discretion as a default

Private previews, quiet buyer lists, and no address in the ad until you say so. Most of our sellers prefer it that way.

04
Local hands, global reach

The buyer is rarely from here. The people preparing your home always are.

“They knew the street, the schools, and the two neighbours who had been waiting a year for something on it. That is not a marketing budget. That is forty years.”
